Legacy Creek Estates, Elgin, OK: What to Know Before You Build

By Travis Wright, REALTOR®, with eXp Realty

October 26, 2026 9 min read

You keep hearing the name Legacy Creek Estates, and I want to give you the straight version of what it is. It is Elgin's most active new-construction addition: a newer neighborhood off NE Tadpole Drive, inside Elgin Public Schools (District I-16), built by Legacy Homes under owner Dewayne Workman, with four-bedroom plans around 2,100 to 2,300 square feet on half-acre to one-acre lots. As of late October 2026, the active listings I could verify sat at $379,000 and $409,000, which puts the addition in the middle of Elgin's new-build range. Here is what that means for your budget, your PCS timeline, and the home you will actually live in.

Legacy Creek Estates is Elgin's most active new-construction addition: four-bedroom plans around 2,100 to 2,300 square feet on half-acre to one-acre lots, mostly in the $350s to low $400s. This is an illustrative editorial view of the Elgin new-build style, not a photo of a specific home.

★ The short answer: it is Elgin's most active new-construction addition

Legacy Creek is the addition buyers search first in Elgin, and it is the most active one. New homes have been going up there steadily through fall 2026, and the recent builds follow the same formula: single-story four-bedroom plans around 2,100 to 2,300 square feet, two to two and a half baths, three-car garages, privacy-fenced backyards, and lots that run from half an acre to a full acre.

It is an active, working subdivision, not a finished one, which is exactly what most buyers want: you are not competing for whatever a builder happens to have left. There is usually something under construction and something new coming.

The New Construction Communities page keeps the current details on Legacy Creek and every other active addition, and the article on where Elgin's new homes are going up maps the whole town's building activity street by street.

★ Where Legacy Creek sits and what the streets look like

Legacy Creek sits on the northeast side of the Elgin area in the 73538 part of town, a short drive from the town center rather than out in the country. The street names tell you which section you are looking at: Tadpole Drive, Bullfrog Drive, Minnow Lane, and Marigold Lane are the ones that keep showing up in the listing data, and new construction has been active across all of them.

It reads like a small-town neighborhood, not a big metro subdivision: wide streets, big lots, real space between houses. That is the Elgin standard, and Legacy Creek is where most buyers see it first.

The Elgin Living guide covers the town and the honest drive times, and the Elgin vs Lawton new-construction comparison explains how half-acre lots like these stack up against what Lawton builds.

★ What they build: the standard Legacy Creek plan

The typical Legacy Creek home is a single-story, four-bedroom plan around 2,100 to 2,300 square feet with an open great room, two to two and a half baths, a three-car garage, and a privacy-fenced backyard on a half-acre lot. That is the plan buyers search for, and it dominates the addition's listings.

The builder's process is worth a conversation before you fall for a floor plan: whether they build from plans or keep finished inventory, what the base price includes, and how upgrades and allowances are priced are the questions that set your real budget. Treat the first meeting as an interview, not a sales call.

The Buying Process guide walks through contracts, allowances, and timelines, and the questions-to-ask checklist has the exact questions to put in writing before you sign.

★ Price bands: what a Legacy Creek home actually lists for

I will give you the honest band first, then the real listings. Across the addition, new-build pricing has been landing mostly in the $350s to the low $400s, which makes Legacy Creek the middle of the Elgin market: not the cheapest spot in town and not the top end either. Elgin-wide, new construction lists from the mid-$300s to around $500K, with most four-bedroom homes between about $375K and $435K.

As of late October 2026, the active Legacy Creek listings I could verify sat at $379,000 and $409,000. The $379,000 home is the standard plan at 5867 Tadpole Drive: about 2,100 square feet, four beds, two and a half baths, a three-car garage, on a roughly half-acre lot. The $409,000 home at 5672 Tadpole Drive is a 2,300-square-foot four-bedroom plan. Neither type stays listed long, and inventory turns fast with the Fort Sill PCS cycle, so the current figure on the specific home is the only number that matters.

The article on what your budget buys maps the Elgin price bands to floor plans, and the new construction vs resale comparison frames what that price pays for compared with an existing home.

★ Lot size: half an acre to a full acre

The lot is half the value of a new home, and in Legacy Creek the standard is real land. Recent builds sit on roughly half-acre lots, the addition's lots run up to a full acre for buyers who want the room, and many of the recent homes come with a privacy-fenced backyard, which genuinely matters when your half acre faces the neighbor's half acre.

Half an acre is 21,780 square feet, and on a standard Elgin plan it leaves room for a real backyard, a side pad for an RV or boat, and a comfortable buffer between windows. A full acre doubles the space and makes room for a shop or a serious garden, plus a full acre of mowing.

The lots article explains what half an acre versus a full acre actually fits, and the homesite guide covers orientation, slope, and which lots hold their value.

★ Current incentives: the fall 2026 picture

There is an incentive program on select Elgin new-construction homes right now: a $5,000 builder credit paired with a $5,000 preferred-lender match, on homes closed by November 15, 2026. That is on select homes, not every home, and the terms attach to the specific house you choose, so the only number that matters is the one on the property you actually buy.

Builder incentives are also seasonal and phase-driven. The honest way to shop them is to ask for the incentive sheet on each specific home, in writing, and to have your lender run the payment with the credit applied before you commit.

Send me your name and email through the price list form at the bottom of this page and I will share the current Elgin price list, the homes that qualify for the incentive, and how the builder credit and lender match work on the home you choose. ★ The commute: Fort Sill, Lawton, and the Wichita Mountains

From Legacy Creek the numbers work like this: Fort Sill is about 15 to 20 minutes depending on the gate and the time of day, central Lawton is right around 20 minutes, and the Wichita Mountains are about 25 to 30 minutes north. Oklahoma City runs about an hour and fifteen minutes when the weekend calls.

For a PCS family, what that means in practice: post is close enough that a report time is a non-event, and Lawton's grocery stores, medical care, and retail are close enough that the small-town trade-off never turns into a drive across the county.

The Elgin Living guide has the full drive-time table, and the article on living near Fort Sill weighs the town against the other options around post.

★ Schools: what is verifiable, and what to check yourself

Legacy Creek is inside Elgin Public Schools (District I-16), the town's independent school district with elementary, middle, and high school campuses. That is the verifiable part, and I will not guess beyond it for you: boundaries, programs, and enrollment can change, so check directly with the district for where a specific Legacy Creek address feeds and what enrollment looks like this year.

The Elgin Living guide covers the district, the drive times, and the honest small-town trade-offs of living in Elgin, and I am happy to point you to families already living in the addition on a call.

★ The honest trade-offs of Legacy Creek and Elgin

I grew up in Elgin, so here are the trade-offs straight. Elgin does not have a full grocery store in town; the everyday grocery run and most big-box shopping happen in Lawton, about 20 minutes away, and the restaurant list is shorter than Lawton's. What you get back is land, quiet, and a town where your neighbors know your name, on top of that 15-to-20-minute post commute.

Legacy Creek itself is not a gated amenity subdivision. I have not seen a pool, clubhouse, or playground on the public record for the addition, so buy it for what it verifiably is: newer homes on big lots in a small town. That is the honest trade, and for most buyers it is the right one.

The Elgin Living guide is the honest version of all of it, and the Elgin vs Cache vs Lawton comparison lays out the town choice if you are still deciding where to land.

★ Buying Legacy Creek with a VA loan or BAH

Legacy Creek works the same way as every Elgin addition on the money side. VA loans are common on new construction in Elgin, eligible buyers can use the zero-down VA benefit, and the VA appraisal on a new build is typically completed as the home nears completion. The 2026 Fort Sill and Lawton BAH covers a meaningful share of a payment on the mid-priced plans, which is much of the reason so many homes in this addition go to PCS families.

The VA Loan and BAH guide has the published 2026 rates and the payment math, the VA article covers the builder and appraisal rules, and the official program details live at va.gov. If you are coordinating the build around orders, the PCS timeline article shows when to sign.

★ Who builds new homes in Legacy Creek Estates?

The builder behind Legacy Creek is Legacy Homes, owned by Dewayne Workman. Elgin's other active builders, Harland Custom Homes and Cutler Signature Homes, show up elsewhere in the area, so if you are shopping by builder rather than by addition, the builders article lists the active names and where each one is working.

★ How much do new homes in Legacy Creek cost?

Recent listings have fallen mostly in the $350s to the low $400s, and the two active listings I verified in late October 2026 sat at $379,000 and $409,000. Elgin-wide new construction runs from the mid-$300s to about $500K, so Legacy Creek sits in the middle of the market. Prices move with every phase release and lot sale, so verify the current number on the specific home.

★ Are Legacy Creek lots half an acre or a full acre?

Both. Most recent builds sit on roughly half-acre lots, and the addition's lots run up to a full acre, with privacy-fenced backyards on many of the recent homes. The lot premium, half acre versus full acre and where the lot sits in the addition, is spelled out in each contract.

★ Is Legacy Creek inside the Elgin school district?

Yes. Legacy Creek is inside Elgin Public Schools (District I-16), the town's independent district with elementary, middle, and high school campuses. Check directly with the district for current boundaries, programs, and enrollment for a specific address.

★ How far is Legacy Creek from Fort Sill?

About 15 to 20 minutes depending on the gate and the time of day, with central Lawton around 20 minutes, the Wichita Mountains 25 to 30 minutes north, and Oklahoma City about an hour and fifteen minutes.

★ The bottom line

Legacy Creek is the neighborhood most Elgin buyers start with for a reason: active building, four-bedroom plans that fit the market, half-acre to one-acre lots with privacy fences, and a price band in the middle of town where the BAH math works. It is not a gated country club, the small-town trade-offs are real, and the numbers change as phases open, so shop it with your eyes open.

If the addition fits your timeline, the job is simple: verify the current inventory and the incentive on the specific home, and get your financing squared away before you sign. That is the whole process.

★ A note on numbers and sources

The facts here reflect public new-construction listing data, the builder's public record, and this site's own verified community notes as of late October 2026. Listing prices, availability, lot sizes, phasing, and incentive offers change constantly and vary by the specific home, so treat the numbers as a starting point and confirm the current state with the builder, your lender, and a local REALTOR before you make decisions.

Elgin Public Schools information is provided as neutral district facts; visit the district's own site for current boundaries, programs, and enrollment, and confirm every financial figure on the specific home you choose. I am glad to run the live version with you on a call.
